The above rates include all taxes except the overnight accommodation tax (2,00€ per night per room) which is payable upon check out CASH ONLY.
RED RATES: Non refundable rates, no changes allowed, if it is possible to do minor changes (adjust dates by a couple of days or change room type) additional charges of 50€ per change will be applied. To secure a booking full payment is required when the booking is made.
BLUE RATES (20% higher than the RED RATES): Fully flexible up to 45 days before arrival, fully refundable up to 45 days before arrival (subject to a 50€ charge due to bank or card commissions and administration fees) special offers do not apply. To secure a booking a 50% deposit is required, payment of the balance can be made during the holiday.
GREEN RATES (30% higher than the RED RATES): Fully flexible up to 15 days before arrival, fully refundable up to 15 days before arrival (subject to a 50€ charge due to bank or card commissions and administration fees) special offers do not apply. To secure a booking a 30% deposit is required, payment of the balance can be made during the holiday.
Prices are per room per night for self catering option for bookings exceeding seven nights, for bookings up to six nights s/c prices are 20% higher than the above list. For b&b there is an extra cost of 9.00€ per person per day. Breakfast included, is either continental or English, with drinks (juice and coffee or tea), for superior option add 2.50€ per person. Breakfast is normally served from 09:30 till 11:30. Check in time is 15:00pm and checkout time 11:00am.
We are sorry but children under 12 are not allowed in the hotel or restaurant. Please note that for 2026 we will take bookings with children of all ages for the period 25/07/2025 till 25/08/2025 +/- a couple of days in order to match flights.
Transfer from and to the airport is not included in our prices, but we cooperate with a local taxi driver with a very competitive rate . For extra supplement per person please contact us.

Bookings that are cancelled, which were made with our GREEN rates and a 30% deposit are fully refundable (up to 15 days before arrival, subject to a 50€ charge), date changes are possible (once only) if notice is given at least 15 days before arrival, depending also on availability, with no extra charge apart from any difference in price due to room type or season of booking.

Reception is open from 08:30 till 01:00. Guests arriving at different times should contact us prior to arrival either by email or by phone, so that we can arrange their check in
